NY Main Street Grants

The South Wedge Planning Committee, Inc is anticipating applying for a New York State Main Street Grant for South Avenue. Since 2005 we have received 3 awards totally $600,000 and assisted 16 property owners make almost $3,000,000 in improvements on South Avenue, Gregory Street and South Clinton.

The program is intended to revitalize commercial districts in low to moderate income census tracts. Another key factor is to develop mixed use on commercial streets with commercial/retail on the first floor and residential use on upper floors. The grants will have the following characteristics:
• This is a matching program for every dollar invested by the owner we would provide three dollars in match. These funds are reimbursed after the project is complete.
• The grant must be made to the owner of the property and there will be a 5 year lien on the property.
• The grant can be up to $50,000 for building and façade improvements.
• If the building contains residential housing units up to $25,000 per unit is available to renovate up to four units. The unit’s must remain affordable to individuals at or below 90% of the area median income for five years.
• The total grant can not exceed $150,000 per property.
• The project is subject to review by the State Office of Historic Preservation.
• The property needs to be current as to property taxes and not at risk of foreclosure. The property must have a current certificate of occupancy by the end of the construction period.
