The Zoning Alignment Project has moved to a final draft. Based on the draft and looking at our neighborhood's updated map, here are the changes to the South Wedge;

  • Medium density residential zoning will expand south to Caroline street, which now allows up to 4 units per residence. This doubles the current density, but the square footage minimums per unit may leave the current split levels in the area unaffected. Conversions would not need a permit if it meets the new standards.
  • High density residential zoning in the neighborhood would now allow commercial uses by special permit.
  • Community gardens are now universally permitted in all residential zones
  • Accessory dwelling units are permitted, no change from earlier drafts.
  • The last 2 parcels in the neighborhood left as Downtown Mixed Use are Spectrum and 151 Mt Hope, the lot in "Request for proposal" status.
  • Marie Daly, Starr Alley, and Nathaniel Square park are now designated as open space with permanent development restrictions.
  • New- possible ban on parked advertising cars i.e. on Meigs St bridge
  • Any notices about zoning would come neighborhood organizations by email and the city wouldn’t be required to send a mailer.
  • Billboards would be hit with heavy restrictions up to outright being banned in certain districts.
  • Our commercial districts are being updated to encourage more density and mixed use- this has expanded to include more of South, Mt Hope, and Clinton Avenues.
  • Short term rental units are being considered and voted on separately from the main ZAP vote.

The first informational hearings are June 8 and/or June 10 at 6:00pm in Council Chambers.
